Why You Need a Fire Risk Assessment
The Regulatory Reform (Fire Safety) Order 2005 requires the 'responsible person' (usually the landlord, employer, or building owner) to carry out a suitable and sufficient fire risk assessment for most premises. For HMOs, it's a licensing condition. The Fire Safety Act 2021 extended these duties to the structure and external walls of residential buildings. Failure to comply can result in enforcement notices, prohibition notices, unlimited fines, and imprisonment.
Legal Requirement
Mandatory under the Regulatory Reform (Fire Safety) Order 2005 for all non-domestic premises and communal areas of residential buildings.
HMO Licensing
A valid Fire Risk Assessment is typically a condition of HMO licensing.
Review Frequency
FRAs should be reviewed regularly โ at least annually, or whenever there are significant changes to the building, its use, or occupancy.
Penalties
Non-compliance can lead to enforcement notices, prohibition notices, unlimited fines, and up to 2 years imprisonment.
Who Needs a Fire Risk Assessment?
Landlords (HMOs)
Mandatory for HMO licensing and communal area compliance.
Commercial Property
All business premises must have a current FRA.
Blocks of Flats
Communal areas of residential buildings require fire risk assessment.
Schools & Care Homes
Vulnerable occupants require thorough fire safety planning.
Frequently Asked Questions
Common questions about our Fire Risk Assessment service.
How long does a Fire Risk Assessment take?+
A studio or small flat assessment takes about 1-1.5 hours. Larger properties and commercial buildings can take 2-4 hours or more.
Do I need a Fire Risk Assessment for a single let?+
For a single let (non-HMO), an FRA isn't strictly required, but it's strongly recommended. For HMOs and buildings with communal areas, it's a legal requirement.
How often should a Fire Risk Assessment be reviewed?+
At least annually, or sooner if there are significant changes to the building, its use, or occupancy. After any fire incident, an immediate review is needed.
What's the difference between residential and commercial FRAs?+
Residential FRAs focus on communal areas, escape routes, and alarm systems in residential buildings. Commercial FRAs also cover workplace-specific risks, staff training, and fire management plans.
Can you help fix issues identified in the FRA?+
Yes โ we offer fire safety certificate installation, emergency lighting, fire alarm installation, and fire door certification services to address FRA recommendations.
