Electrical Safety

EICR Certificate

An Electrical Installation Condition Report (EICR) is a comprehensive inspection of your property's electrical installation. Required at least every 5 years or at each change of tenancy, an EICR identifies potential electrical hazards, ensures compliance with BS 7671 wiring regulations, and protects both landlords and tenants from electrical risks.

Overview

What Is a EICR Certificate?

An EICR (Electrical Installation Condition Report), formerly known as a Periodic Inspection Report (PIR), is a detailed assessment carried out by a qualified electrician to evaluate the safety and condition of the electrical installations in a property. The inspection covers wiring, circuits, consumer units, earthing, bonding, and all fixed electrical equipment. The report classifies any defects using standardised observation codes (C1, C2, C3, and FI) and provides a clear overall assessment of whether the installation is satisfactory or unsatisfactory.

Legal Requirements

Why You Need a EICR Certificate

Since June 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all private landlords in England to have the electrical installations in their properties inspected and tested by a qualified person at least every 5 years. Failure to comply can result in fines of up to ยฃ30,000 per breach. Beyond legal compliance, an EICR protects your tenants from the risk of electric shock and fire caused by faulty wiring or damaged installations.

Renewal Frequency

Every 5 years or at each change of tenancy, whichever comes first.

Legal Requirement

Mandatory for all private rented properties in England since June 2020 under the Electrical Safety Standards Regulations.

Penalties

Non-compliance can lead to fines of up to ยฃ30,000 per breach. Local authorities can also arrange remedial work at the landlord's expense.

Tenant Notification

Landlords must supply the EICR to existing tenants within 28 days, new tenants before they move in, and local authorities within 7 days upon request.

FAQs

Frequently Asked Questions

Common questions about our EICR Certificate service.

How long does an EICR take?+

A standard EICR for a 2-3 bedroom property typically takes 1.5-2 hours. Larger properties or those with complex installations may take longer.

What happens if my EICR fails?+

If the report is unsatisfactory, you'll receive a list of coded observations detailing the defects. C1 (danger present) and C2 (potentially dangerous) issues must be rectified. Our engineers can often resolve minor issues during the same visit, or we'll provide a clear quote for remedial work.

Do I need to be present during the EICR?+

Ideally, yes, or a keyholder (tenant or letting agent) should be available to provide access. Our engineer will call 30-60 minutes before arriving.

What are EICR observation codes?+

C1 = Danger present (immediate risk), C2 = Potentially dangerous, C3 = Improvement recommended, FI = Further investigation required. C1 and C2 must be fixed; C3 is advisory.

Can I use the EICR to sell my property?+

While not legally required for property sales, an EICR provides buyers with confidence in the electrical safety of the property and can smooth the conveyancing process.

Is an EICR the same as an electrical safety certificate?+

Yes โ€” an EICR is the official document that serves as an electrical safety certificate. It replaced the older Periodic Inspection Report (PIR).
