Frequently Asked Questions
Everything you need to know about our property safety certification services, pricing, and the booking process.
What is a landlord safety certificate and which ones are legally required?+
A landlord safety certificate is an official document confirming that a property meets specific safety regulations. In England, landlords are legally required to hold a valid Electrical Installation Condition Report (EICR) and a Gas Safety Certificate (CP12) for any property with gas appliances. Fire Risk Assessments are also mandatory for HMOs and communal areas.
How often do I need to renew my EICR?+
An EICR must be renewed at least every 5 years, or at each change of tenancy, whichever comes first. Landlords must supply the certificate to tenants or local authorities within 28 days of a request. Non-compliance can result in fines of up to £30,000.
Can I book multiple services in a single visit?+
Yes! We offer bundled packages that combine multiple inspections (such as EICR + Gas Safety + EPC) into a single visit, saving you both time and money. You can select multiple services when booking online.
What happens if my property fails an inspection?+
If an issue is identified during an inspection, our engineer will explain the findings and recommend the necessary remedial work. In many cases, minor issues can be resolved on the same visit. For more significant work, we'll provide a clear quote and can arrange a follow-up appointment.
How is pricing determined?+
Our pricing is based on the size and type of your property. For example, EICR pricing is tiered by the number of bedrooms, while gas safety pricing depends on the number of appliances. You'll see a clear, upfront price during the booking process with no hidden fees.
Which areas do you cover?+
We primarily cover all 32 London boroughs and surrounding areas. We occasionally accept jobs outside London. If you're unsure whether we cover your area, just get in touch and we'll let you know.
How long does each inspection take?+
Most inspections take between 1-3 hours depending on the property size and service type. An EICR for a standard 2-bedroom flat typically takes around 1.5 hours, while a comprehensive fire risk assessment may take 2-3 hours.
Do I need to be present during the inspection?+
Ideally, yes, or you can arrange for a keyholder (such as a tenant or letting agent) to provide access. Our engineer will call 30-60 minutes before arriving to confirm access arrangements.
