Energy Performance Certificate (EPC)

What Is a Energy Performance Certificate (EPC)?
An EPC is produced by a qualified Domestic Energy Assessor (DEA) who visits the property and evaluates its construction, heating systems, insulation, glazing, and lighting to calculate an energy efficiency rating. EPCs are registered on the national EPC register and valid for 10 years.

How long does an EPC assessment take?+
The property visit typically takes 30-60 minutes depending on the size. The certificate is usually issued within 24-48 hours.
How long is an EPC valid?+
10 years from the date of issue. You only need a new one if you want an updated rating (e.g., after making improvements) or when it expires.

The EPC includes recommendations for improving your rating. For rental properties below E, you'll need to make improvements or register an exemption.
Do I need to be present for the assessment?+
Not necessarily โ a keyholder can provide access. However, it helps to have someone available to answer questions about the property's construction and heating.
