What Is a Gas Safety Certificate (CP12)?

The inspection covers boilers, gas fires, gas cookers, gas hobs, and any other gas-burning appliances, along with the associated pipework and flues. Why You Need a Gas Safety Certificate (CP12)
Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances, fittings, and flues checked annually by a Gas Safe registered engineer. Failure to comply is a criminal offence that can result in fines, imprisonment, and invalidation of your insurance. Gas leaks and carbon monoxide poisoning from faulty appliances can be fatal โ annual inspections are critical for tenant safety.
Annual Requirement
Gas Safety Certificates must be renewed every 12 months. Landlords can renew up to 2 months early without losing the anniversary date.
Criminal Offence
Failure to hold a valid Gas Safety Certificate is a criminal offence under the Gas Safety Regulations 1998. Penalties include unlimited fines and up to 6 months imprisonment.
Tenant Copy
Landlords must give a copy of the certificate to existing tenants within 28 days, and to new tenants before they move in.
Record Keeping
Gas Safety records must be retained for at least 2 years.

How often do I need a Gas Safety Certificate?+
Every 12 months. You can renew up to 2 months before expiry without losing your renewal date.

The engineer will classify the appliance as 'At Risk' (AR), 'Immediately Dangerous' (ID), or 'Not to Current Standards' (NCS). Dangerous appliances will be disconnected and must be repaired or replaced before use.
Do I need a gas safety check if I have no gas appliances?+
If there are no gas appliances, fittings, or flues in the property, a Gas Safety Certificate is not required. However, the gas meter and supply should still be capped off safely.
